If you are a qualified property owner contiguous to an NLB vacant lot, the Side Lot Sale provides an opportunity for you to purchase the NLB lot to plant a garden, add an addition to their home, install a driveway or garage, or simply expand the footprint of their property. It is also an efficient way to promote neighborhood stabilization and return these properties to the tax roll to benefit the entire community.

NLB Side Lot Sale property purchases are completed in 60-90 days. You can view and download the COMPLETE Side Lot Sale Policy by clicking here.

Applicant must:

    A. Own the occupied property next to the NLB lot
    B. Have an improvement plan for the NLB lot
    C. Have funds to purchase & improve the NLB lot
    D. Be current on property taxes for all property owned by applicant in the City of Newark
    E. Not have outstanding code violations on any propertyowned by the applicant in the City of Newark
    F. Pay the required application fee, purchase price and closing costs for the NLB property
    G. Maintain the lot after the purchase

NLB property must:

    A. Be vacant without any structure on it
    B. Touch the applicant’s property on the side, or the front, or the back

To apply for a side lot:

    1.Register to create an NLB account
    2.Complete the purchase application
    3.Attach required documents and photos
    4.Pay the application fee
    5.Submit application
